Owner’s Forum

A representative from Turf-Master assured the owners present that once the pesticide product is dry there is no danger to their pets. The next application will take place in the spring.

A. D’Auria, Amenity Comm. co- chair, presented a proposal to the board for the replacement of the drapes at the club house. Vertical vinyl blinds are being considered. Requests by the comm. for a new exercise machine and the installation of cement slabs under the picnic tables were tabled

Maintenance

Heat tapes are being installed on some units.

A motion was made and seconded to approve a request by u/o #334 to implement a plan to forestall further erosion on the south side of his unit. A vote was taken. All in favor of the motion with L.Weeks abstaining

Heat sensor in the Greenhouse was replaced.

The insurance company of the driver in involved in the accident that caused damage to the wall in front of Hollister House has accepted responsibility to repair the wall.

Minutes of the previous meeting were read, corrected, and approved.

Financial

L.May presented an analysis of the budget report. The budget remains “flat” for next year with no common fee increase.

The social fund is no longer a separate account; it has been added to the treasurer’s account.

A motion was made and seconded to approve a “flat” budget for next year with no increase in common fees. The motion passed unanimously.

Managers Report

The calendar was reviewed

A letter from Attorney M.Perlstein regarding the proposed Amendment to Declaration was discussed. A motion was made and seconded to adopt the amendment and vote to submit it to the unit owners for approval by agreement. All in favor.

C.Hannah will create a cover letter to be included in the notification packet that owners will receive prior to the meeting.

How to fool a parking garage gate to open with a bicycle?

I commute to work riding a bicycle. My company's parking garage gate automatically opens from inside on approaching cars, but not on bikes. I don't know how the sensor works. I wonder if there is a way to trick the sensor so the gate will open on a bike too; possibly with some specific move or positioning?


the sensor is most likely a large metal detector built into the pavement (this is how the sensors for stop lights work). Since pretty much any car or motorcycle has several pounds of metal in it, it can detect any car or motorcycle. Unless you want to carry 50 lbs worth of steel bars in a backpack, I don't think there is any way to get the gate to open for you.

Perhaps you can talk to the company and ask them to put in a manual switch so that you can get in.
